David J. Canning

David Canning serves as President of Canning Capital, where he oversees the firm’s day-to-day operations, including loan origination, underwriting review, portfolio monitoring, and client relationship retention. Since the company’s founding, David has originated, underwritten, and closed more than 300 successful real estate transactions ranging from $50,000 to $2 million per loan, representing over $150 million in total funded volume. Under his leadership, Canning Capital has established a strong track record of delivering predictable, non-correlated, risk-adjusted returns.

David’s foundation in real estate began at an early age. Growing up, he spent summers working with The Canning Management Group, performing building maintenance, landscaping, painting, and property upkeep for multifamily and single-family residential properties. These early experiences provided firsthand exposure to property operations and management.

In 2000, David graduated from Boston College with a degree in Economics. Driven by a passion for finance and capital markets, he joined The Carson Group in New York City, where he advised senior management on financing strategies and capital market opportunities. The Carson Group was subsequently acquired by Thomson Reuters.

In 2005, David transitioned into commercial real estate investment sales in New York City. He served as Director of Sales at Massey Knakal Realty Services and later joined Marcus and Millichap’s National Multi-Family Housing Group. During this period, he advised private investors, estates, institutional owners, foreign entities, and nonprofit organizations on the valuation, marketing, and disposition of commercial real estate assets.

In 2010, David joined the commercial lending division of an investment bank as a Business Development Officer. In this role, he sourced, underwrote and structured commercial loans for the acquisition and refinancing of commercial properties throughout the United States.

David remains actively involved in both industry and community organizations, including the Institute of Real Estate Management, the National Leased Housing Association, the Rhode Island Builders Association, and the Boston College Fundraising Committee.

Outside of his professional responsibilities, David is an avid golfer, tennis player, and basketball enthusiast who frequently enjoys playing with clients and referral partners. A former collegiate basketball player, he is passionate about supporting youth athletics and regularly sponsors local basketball, baseball, and softball programs.
